If the Phase 2 Site Investigation report concludes there is an unacceptable risk to human health or the environment, the planning authority will usually require you to provide a Remediation Strategy which will give a detailed explanation of how contamination at the site will be dealt with and subsequently validated. In some instances it may be more economical to undertake further site investigation to reduce uncertainty such as hot spot delineation or additional laboratory testing.
